INSPECTION AND RENTAL ASSESSMENT
We’ll start with a thorough inspection of your property, highlighting its condition and cost-effective improvements to boost rental potential.
Next, we’ll analyse the local rental market and recommend a competitive rental price, which you’ll approve before listing. Let’s make your property shine!
FINDING A TENANT
We’ll promote your property and arrange viewings that fit everyone’s schedules.
Our thorough tenant screening includes identity checks, employment verification, and background, credit, and reference evaluations. We’re committed to finding the perfect fit for your property! TENANCY AGREEMENT We’ll handle the Tenancy Agreement and Pre-Tenancy Inspection Report, approved by the Office of the Tenancy Tribunal, on your behalf.
We’ll also collect a minimum of 4 weeks’ bond and lodge it with the Department of Housing and Building as required by law. The bond is refundable to the tenant only after a satisfactory final inspection at the end of the tenancy.
TENANCY MANAGEMENT We aim to build rapport with tenants from the start, as strong relationships and open communication enhance property management. This approach helps us retain good tenants and address any issues promptly.
RENT COLLECTION We’ll check for rental payments on their due date and transfer funds, minus expenses, to your specified account, providing a detailed statement.
If rent isn’t received, we’ll promptly contact the tenant via phone, email, or text for an explanation. If we can’t reach them or don’t get a satisfactory response, we’ll issue a formal 14-day Notice of Remedy as required by the Residential Tenancies Act
PROPERTY INSPECTIONS We will conduct property inspections every three months and provide detailed reports after each visit. If issues arise, we’ll notify the tenant and follow up until resolved.
MAINTENANCE AND REPAIRS Should your property require maintenance or repair work—such as plumbing, electrical, cleaning, or gardening services—we will organise this on your behalf, with your agreement. We have a network of reliable and cost-effective tradespeople at our disposal. Alternatively, if you prefer, you can nominate your own tradesperson. BUILDING MANAGEMENT OPTIONS If you need renovation or building work done on your property, whether before or after a tenancy, we can arrange quotes and contracts for you. RENT REVIEWS We will review the rental market relevant to your property and if we feel that an increase in the rental is due then we will advise you and implement the increase with your agreement. DISPUTES AND MEDIATION In case of a dispute, we’ll first try to resolve it through mediation. If that fails, we’ll represent you at Tenancy Tribunal hearings. FEES:
One week’s rent + GST and advertising costs.($199 – $249 based on house size)
On Going management fee 5.99% + GST of the weekly rental income.
Maintenance Coordination fee charge 10% margin on the total cost of any maintenance work organised by us.
Inspection fee charge $45 plus GST (every 3 month inspections)
